Commercial Electrical Installation and Design-Build in Metro Detroit, MI

Design and Installation Handled by One Team, From First Drawing to Final Inspection

Lighthouse Electrical Service designs commercial electrical systems and installs them. One team, one set of drawings, one company accountable for the result.

That matters because most commercial projects lose time in the gap between design and installation. Drawings get handed to a contractor who was never part of the planning, and the conflicts surface during rough-in, when changes cost the most.

Whether you are putting up a new building, finishing a tenant space, or adding a facility to an existing site, we stay responsible for the entire electrical package, from the first load calculation through final inspection.

Comprehensive New Installation and Design-Build Services

Electrical System Design and Load Planning

We start with how the building will actually be used, then size the service, distribution, and circuits around real equipment loads instead of a generic square footage estimate.

Design-Assist and Value Engineering

Bring us in early and we will flag cost drivers while they are still easy to change. Small decisions about panel placement, conduit routing, and fixture selection add up fast once the walls go up.

Power Distribution and Panel Installation

Service entrances, switchgear, distribution panels, sub-panels, and dedicated circuits for the equipment that needs them, all installed to current NEC requirements.

Lighting Design, Layout, and Controls

We lay out interior, exterior, and emergency lighting for even coverage and code compliance, with sensors and controls specified up front. For existing buildings, our commercial LED lighting retrofits cover the same ground on a shorter timeline.

Rough-In Through Final Trim

Our electricians handle underground, rough-in, device and fixture installation, terminations, and startup testing, coordinating with your other trades so the schedule holds.

Permit Handling and Inspection Coordination

We pull the permits, schedule the inspections, and work directly with local building departments, so your project manager is not chasing paperwork between site visits.

Electrification and Future Capacity Planning

EV charging, generator provisions, added tenant load, and smart building systems are far cheaper to rough in now than to retrofit later. Building in that headroom during design means a future panel and service upgrade or commercial EV charging installation will not require opening finished walls.

What Design-Build Protects on Your Project

When the designer and the installer are the same company, there is nobody to point at. That single change does a lot of work:

  • Load and layout conflicts get caught on paper instead of during rough-in
  • Change orders drop, and so does the rework that follows them
  • Budget numbers arrive early enough to still be useful
  • Inspections stay on schedule with fewer correction trips
  • The price you were quoted reflects the system that actually gets installed

Commercial Installation and Design-Build Questions, Answered

In a traditional bid, an engineer designs the system and contractors bid on installing it. In design-build, one contractor handles both. The people pricing the job are the same people installing it, so assumptions do not get lost in the handoff and responsibility for the result sits in one place.

We price the design phase and the installation separately, and you see both before committing to either. That way the design work stands on its own and you are never locked into an installation number you have not reviewed. Once the design is set, you get a firm installation price built from the actual drawings rather than a square footage guess.

As early as you can. Decisions about service size, panel location, and equipment loads are inexpensive during planning and expensive once framing is up. Early involvement is where most of the savings on a project come from.

Both. We build from stamped engineered drawings when a project already has them, and we design the electrical package ourselves when it does not. On design-assist projects, we work alongside your engineer to keep the design practical and buildable.

Yes. We manage permit applications and schedule inspections as part of the project, and we coordinate directly with local building departments and utility providers.

Yes. Tenant buildouts and facility additions often happen while the rest of the property stays open. We phase the work, schedule outages with property managers, and keep occupied areas safe and powered.

Built Right the First Time

New construction is unforgiving about timing. A missed detail in the design phase becomes a delayed inspection, and a delayed inspection becomes a delayed opening.

The electrical system is one of the few things in a commercial building that touches everything else in it. Getting it designed and installed by one accountable team protects your budget, your schedule, and every tenant who uses the space afterward.
